Don Minichino

Don Minichino is a dedicated commercial real estate professional with deep roots in New York’s Hudson Valley. As Commercial Director for KW Realty Partners and KW Mid-Hudson, Don leads with a unique blend of industry insight, marketing expertise, and a pure passion for helping people and communities thrive.

My career didn’t start at the closing table—it began in the boardroom of economic development. Before transitioning to commercial brokerage, I spent years at the Think Dutchess Alliance for Business, where I didn’t just market properties; I helped shape the region’s economic landscape. I played a pivotal role in retaining major employers like Crepini and guiding landmark redevelopment projects, giving me a perspective on zoning, incentives, and municipal planning that few other agents possess.

Prior to my tenure in economic development, I worked with an advertising agency leading marketing, public relations and social media strategy for businesses in the finance, hospitality, legal, tourism and economic development fields. During this time, I learned the value of relationship building, client services and project management, providing for a great foundation for things to come.   

Today, I leverage my background to specialize in the acquisition, stabilization, and divestment of commercial assets. While I handle all asset classes—from multi-family to industrial—my true passion lies in adaptive reuse and downtown revitalization. Whether it was facilitating the transformation of a vacant Poughkeepsie school into a charter school, or selling a historic Masonic Temple to become the new home of Darkside Records, or handling the sale of a church and rectory to a hotel developer, I see value and opportunity where others see barriers and complexity.

My approach is data-driven and client-focused. I provide “white-glove” advisory from discovery to closing on both seller/landlord and buyer/tenant sides of the deal, ensuring you have the market intelligence needed to make profitable decisions. This commitment to excellence has earned me the NYSCAR Hudson Valley Dealmaker Award four times, a 2017 Hudson Valley 40 Under Mover and Shaker Award, the 2020 Houlihan Lawrence Commercial Top Producer Award and the 2026 HGAR Excellence in Commercial Real Estate Award.

A lifelong resident of the Hudson Valley, I currently live in the Village of Wappingers with my wife and travel agent, Lauren. When I’m not analyzing market data and working with clients, you can find me training for my next half marathon or traveling the country or abroad with my travel.
